Here we go again, talking about the need for Flood Insurance. When we speak to our clients that don't require Flood Insurance, allot of those folks say "Hey - I've been here for 30 years and never experienced a flood". Well, times are a changin and these same areas are now flooding. Make sure your clients have flood insurance even if they don't require it cuz it's not a matter of if they will need it, it's a matter of when.

I always talk about Flood Insurance, Flood Insurance, Flood Insurance. Too often do I hear my clients say, no - I don't need Flood Insurance. I haven't been flooded in over 30 years. Well, guess what - with the climate crisis we're in, we will continue to see historic flooding where there has never been flooding before. We just can't say that flooding isn't a risk anymore. It is a clear and present risk and this article reveals how many folks didn't carry flood insurance while Idalia was wreaking havoc on their properties with storm surge. My Ft Lauderdale clients are slowly buying flood insurance. We all remember the historic flooding in Ft Lauderdale several months ago. People are finally starting to realize that flood insurance whether required by your mortgage company or not is an important part of your financial planning.

The vast majority of Gulf Coast properties lack flood insurance in a state that's the nation's fastest growing and also one of the most vulnerable to impacts of climate change, and where the insurance industry is already under strain.

I've always preached Flood Insurance to my clients but not everyone wants to spend the money. It would have been allot cheaper to rebuild with a flood policy even if you add up years of policy premium. So sorry for the people that have no coverage.

And this is what is currently destroying the Homeowners Insurance industry. Bad actors, bad consumers and no laws to protect against this legal sham. DeSantis needs to put some meaningful legislation in place to prevent this before the entire industry has it's roof blown off !!!

We need real reform here in Florida. Someone needs to make meaningful changes to current law so Florida can stem the tide of bad actors (public adjusters, general contractors and lawyers, etc.) destroying the insurance industry.
