It actually doesn’t matter at all - unless you’re working on a plan now to make it happen! Don’t let another year pass you by that you wish you would’ve bought a home, yet you’re still building someone else’s wealth by paying their mortgage through rent.

If you’re planning to buy a home in May or June 2026, it’s time to get serious now. Not panic. Not obsess. Just prepare.

Home buying feels intimidating because most people wait too long to deal with the money side. That’s the part that can make or break your options.

Here’s what you should be doing ASAP from a lending perspective:

1. Get clear on your non-negotiables
Before numbers get run, you need clarity. Sit down with anyone buying with you and decide on 5 must-haves. Things like location, school district, bedroom count, or main-level living. This matters because price ranges change fast when criteria shifts.

2. Separate wants from qualifiers
Your lender qualifies you on facts, not Pinterest. Make a separate list of wants. Updated kitchen, certain finishes, layout preferences. This helps us run realistic scenarios and keeps you from falling in love with a payment that doesn’t work.

3. Look at your real financial picture
Income, credit, savings, and monthly obligations. Not estimates. Real numbers.
Wondering if you’ll need down payment assistance? Totally fine. A lot of buyers do. But those programs have rules, income limits, and timelines. The earlier you plan, the more options you keep.

4. Build your timeline
Lease ending? Selling a home first? Bonus income or RSUs involved? All of that impacts when you should apply and when you should write offers. Waiting until the last minute limits loan options and adds stress you don’t need.

5. Meet with your lender early
If you’re within 6 months of wanting to close, now is not “too early.” It’s smart.
Pre-approval isn’t instant when done correctly. It takes time to review documents, structure the loan, plan for rate movement, and avoid surprises before you’re under contract.

Prepared buyers win. Unprepared buyers get emotional, rushed, and boxed into bad decisions.
