In Ohio, if a security deposit exceeds $50 or one month's rent (whichever is greater) and the tenant remains in possession for at least six months, the landlord must pay 5% annual interest on the excess amount, computed and paid annually to the tenant.
Here's a more detailed breakdown:
Interest Requirement:
Landlords in Ohio are required to pay interest on security deposits if the deposit is more than $50 or one month's rent (whichever is greater) and the tenant stays in the property for six months or more.
Interest Rate:
The interest rate is 5% per annum on the amount exceeding the threshold.
Payment Timing:
The interest must be computed and paid annually by the landlord to the tenant.
Security Deposit Return:
Landlords must return the security deposit to the tenant within 30 days of the tenant moving out, minus any amounts withheld for damages or unpaid rent.
Written Notice:
If the landlord withholds any portion of the security deposit, they must provide the tenant with a written notice and an itemized list of the reasons for the deduction.
Legal Recourse:
If a landlord fails to return the security deposit or pay the required interest, tenants have legal recourse, including the option to take the landlord to small claims court.
Ohio Revised Code:

New Federal Government Regulation for Small Businesses



The Corporate Transparency Act (CTA), part of the National Defense Authorization Act for Fiscal Year 2021 and effective from January 1, 2024, introduces essential changes for U.S. small business owners. This law aims to prevent money laundering and other illicit activities by increasing ownership transparency in LLC’s, corporations, and similar business entities.



Reporting is required:
The CTA mandates small business entities to report "beneficial owner" details to the Financial Crimes Enforcement Network (FinCEN), a bureau of the U.S. Department of the Treasury.



Non-compliance can result in fines up to $10,000 and imprisonment for up to two years.



Who Must Report:

Beneficial owners, individuals who own at least 25% of or exercise substantial control over the reporting business entity​​ must provide the required information to FinCEN. Required information includes full legal names, birth dates, addresses etc. See the linked article below for further information.



When Must the Report be Submitted:

An existing business entity must report before January 1, 2025, but if there is a change in “beneficial ownership” during 2024 the change must be reported within 90 days of the change.
A new business entity registered during 2024 must report within 90 days of state entity registration.
A new business entity registered after 2024 must report within 30 days of state entity registration

POD: Check the unclaimed funds website ASAP! When you click the link below, only type in your First & Last name, and the the state. If you put in the city, it will NOT show you if you have more than 1 account and it's in a different city. Be sure to change the state if you've used/lived in more than 1 state. The other day I helped someone find $2,500 they could use. This is real, not spam, not fraud. You will have to download the paperwork, and get it notarized, along with proof of identity (follow the directions given to a T).
