Repeat after me: Being your own boss shouldn’t stop you from owning a home! 🏡

Mortgage lenders love self-employed borrowers who can show:
✅ 2+ years of consistent income (tax returns work!)
✅ Good credit (620+ is a solid start)
✅ Low debt-to-income ratio (we’ll optimize yours)

The secret? Working with a lender who gets it. I help freelancers, solopreneurs, and small business owners structure their finances for mortgage approval.

You DON’T need a perfect credit score to buy a home! 🏡

✅ FHA Loans – As low as 580 (or 500 with 10% down)
✅ VA Loans – Often no minimum score (lenders may require 580-620)
✅ Conventional Loans – Typically 620+ (better rates at 740+)

Don’t let your credit score hold you back—let’s get you into your dream home! 💙

Did you know "compensating factors" could be the key to getting your loan approved—even if your application isn’t perfect?

✅ Strong reserves
✅ Low debt-to-income ratio
✅ Rising Income
✅ Excellent job stability
✅ Higher down payment

These factors can help lenders say "YES!" when other parts of your profile aren’t ideal.
