Quick question for the landscapers and lawn care operators in DFW —

If a mower gets stolen off your trailer overnight, or a piece of equipment gets damaged at a job site, does your insurance cover it?

A lot of landscaping businesses assume their general liability policy handles this. It doesn't.

GL covers damage you cause to someone else's property. It doesn't cover your own equipment.

What you need is inland marine coverage — sometimes called equipment floater — which covers your tools and equipment wherever they are. On the trailer, at the job site, in transit.

For a landscaping operation, equipment is the business. Losing a mower or a skid steer to theft or damage without coverage can put a real dent in your season.

If your house burned to the ground tomorrow, would your insurance actually cover what it costs to rebuild it?

A lot of policies were written when construction costs were lower. Since then, material and labor costs have gone up significantly — and a lot of homeowners are sitting on coverage limits that haven't kept pace.

This is called being underinsured. And it only shows up when you file a major claim.

A few things worth checking:

✔ When did you last update your dwelling coverage limit?
✔ Does your policy include extended or guaranteed replacement cost?
✔ Have you made any additions or improvements since the policy was written?

This is one of the most common gaps we see in home policies — and one of the easiest to fix with a quick review.

Here's something we hear all the time: "I've always just used State Farm" or "My parents had Allstate so I just stuck with them."

Nothing wrong with that. But here's what a lot of people don't realize about working with an independent agency like ours:

When you call us for a quote, we're shopping across multiple carriers simultaneously to find the coverage that actually fits your situation — not just the one product our employer told us to sell.

DFW gets hammered by hail every spring — and your vehicles are just as exposed as your roof.

A few things worth knowing before the next storm rolls through:

Comprehensive coverage is what pays for hail damage on your vehicle — not collision. If you dropped comprehensive to save money, a hail storm means you're paying out of pocket for every dent.

If you have multiple vehicles, make sure comprehensive is on all of them — not just the newest one.

And if you own work trucks or a fleet, commercial auto with comprehensive is a separate conversation from your personal vehicles. Both matter.

The good news: comprehensive coverage is typically one of the more affordable parts of an auto policy. It's worth having.

Here's what most homeowners don't know until it's too late:

Your home insurance has a separate hail and wind deductible — and it's almost never the same as your regular deductible. In Texas, it's typically 1–2% of your home's insured value. On a $400,000 home, that's $4,000–$8,000 out of pocket before your insurance pays a dime.

A few things worth checking on your policy right now:

✔ What is your hail/wind deductible specifically?
✔ Is your dwelling coverage limit current? Construction costs have increased significantly.
