If you’re buying a home in Oregon, there’s a new law you need to know about before you even walk through a door...

Oregon’s House Bill 4058 now requires any agent representing a buyer in a residential transaction (that’s 1-4 units) to have a written buyer representation agreement before or as soon as they start helping that buyer search for or purchase a home. The agreement spells out responsibilities, expectations, and compensation -protecting both the buyer and the agent with full transparency up front. No more handshake deals. You’ll know exactly who your agent is working for, what they’re getting paid, and what they’re committed to doing for you.

I walk every buyer through this before we ever look at a single listing. That’s just how I do business.

Transparency isn’t just the law now, it’s the standard. Make sure your agent is holding to it. If you have any questions, you can always ask me.

This 20-year Peruvian gem is fighting to survive-and it deserves our support.

If you haven’t been to the at 1031 Aviation Blvd in Hermosa Beach (they have a bright yellow car with a big chicken head on top 🐔), you’re missing out on one of the South Bay’s best-kept secrets.

Owner Renee and his beautiful wife Marta have been serving up incredible food for 20 years-treating every customer like family. But with the ongoing construction happening right in front of the business (for the past few months-it recently completed!) it seriously hurt their business.

And if you’re thinking “well people can use delivery apps”, You’re right! But because they were unable to(or didn’t want to park a few streets away) to pick up….orders were cancelled. So they lost a lot of revenue, time, energy, food and that fell onto the business.

This is EXACTLY the kind of local restaurant that needs US to show up.

And believe me-once you try the food you’ll have a reason to come back!

I always get their half order of rotisserie chicken (the seasoning 🔥🔥🔥and you can choose between white and dark meat). Their ceviche is one of my favs. I was also lucky to try a secret off-menu dish 🤫 that I devoured. House-made chocolate cake (I had two slices!), carrot cake, but the star of the show…Peruvian cookies known as Alfajores 🍪 (just trust me on this one).

So stop on by! Say hi! Grab a meal and maybe catch one of Renee’s legendary stories (he’s 78 by the way and he works 7 days a week! Incredible!) 🙌🏽

If you remember the Palisades and the Eaton fire in La County, you’ll also remember that homeowners (and realtors) were charging astronomical prices for rents. Hence came the ban on post-fire price gouging.

As a realtor-the numbers were shocking to see. Greed got the best of people and I can say, I know a handful of those who price gouged...Preying on those who just lost their homes (shame on you)...fortunately a lot of individuals got misdemeanors and got in trouble because of it.

The ban capped landlords from raising rents by more than 10% from advertised pre-fire levels. Landlords were also prohibited rents exceeding 200% of fair market value, as established by the U.S. Department of Housing and Urban Development, on previously unlisted properties.

Well, that was over a year ago and those protections are set to expire and some landlords in LA County will soon be allowed to raise rents by more than 10% (from their baseline in January of 2025).

Supervisors Lindsey Horvath and Hilda Solis voted in favor of keeping the ban for another month, but Supervisors Kathryn Barger, Janice Hahn and Holly Mitchell rejected it.

So now, the ban is set to expire on May 29th . That’s only a few days away. Will we see an influx of properties (landlords and realtors) jacking up the prices? What do you think?
