NOTICE OF FEE INCREASE EFFECTIVE OCTOBER 1, 2025
On May 8, 2025, House Bill 192 was signed into law increasing County Clerk and Recorder fees for recording.

EFFECTIVE October 1, 2025, the fee for recording the first page of documents will increase from $8.00 per page to $20.00 for the first page and $10.00 for each subsequent page. The additional cost for recording a document which does not meet the standard requirements of 7-4-2636 will remain at $10.00 per document.
Additionally, beginning July 1, 2027, these fees will be subject to biennial adjustments based upon an inflation factor determined by the consumer price index.

With the increase in recording fees our fee for reconveyance will increase EFFECTIVE OCTOBER 1, 2025.

Montana Farm & Ranch Brokers monthly Zoom meeting this morning. The group put together a panel of Title Agents from across the state today to discuss trends in real estate and title, as well as insight in to the title and closing end of a sale, and the intricate details required to ensure a property transfers from buyer to seller seamlessly. We are fortunate to work in partnership with our local title companies and appreciate their years of knowledge of properties and the chain of title in their respective communities. We know they are a large piece of the puzzle and an important part of the team required to get a property from contract to closing. In Phillips County we are reliant on Phillips County Title Company Caitlin Smith Anderson Dwayne Simanton Barbie Gray and are grateful for the work they do. It’s not an easy job and we know it’s not often highlighted in the process, but we recognize how much you contribute to our business and we couldn’t do our jobs without you!

Barbie is currently in the process of obtaining her license to become a title and escrow agent, and her extensive background in the loan and residential escrow lending industry makes her a promising asset to our company.

With nearly a decade of experience under her belt, Barbie brings a wealth of knowledge and expertise to our team. Her dedication and commitment to delivering top-notch service align perfectly with our company's ethos.

Beyond her professional accomplishments, Barbie is also a cattle rancher alongside her husband, Zane, and two sons, Sonny and Thomas. She actively contributes to her local community by supporting her children in various activities, from 4H to Mustang Football and Basketball, and Boy Scouts.
