🏡 LET’S TALK ABOUT UNDERWRITING… BECAUSE YES, IT CAN FEEL LIKE IT TAKES FOREVER! 😅📑

You’ve found the house, signed the contract, submitted your documents, and now you’re ready to CLOSE! 🎉

Then you hear:

“Your loan is in underwriting.”

And you’re thinking… WHAT ARE THEY DOING?! 😂

Here’s what’s happening behind the scenes:

🔍 The underwriter is reviewing the entire loan to make sure it meets the requirements of the loan program and lender.

They’re verifying things like:

💰 Income & employment
💳 Credit & debts
🏦 Bank accounts and assets
📊 Debt-to-income ratio
🏠 The property & appraisal
🛡️ Insurance
📄 All required documentation

And this is where things can take a little time.

Sometimes the underwriter has questions about something that seems completely normal to you.

Maybe there’s a large deposit, income needs additional documentation, an address needs to be explained, a debt is reporting differently, or the insurance needs to be updated.

That’s when you get conditions …items the lender needs clarified, corrected, or documented before final approval.

Then your loan officer gathers those items, submits them back, and the file goes back through underwriting.

🔄 Sometimes it looks like:

Submitted → Review → Conditions → Documents → Resubmitted → Review → More conditions → Resubmitted AGAIN 😂

And NO… that doesn’t automatically mean something is wrong with your loan!

It means the lender is making sure everything is properly documented and meets the guidelines.

Then comes those beautiful words:

🎉 CLEAR TO CLOSE! 🎉

You’re on the home stretch!

🚨 BUT PLEASE DON’T MAKE MAJOR FINANCIAL CHANGES BEFORE CLOSING WITHOUT TALKING TO YOUR LENDER.

❌ Don’t open new credit
❌ Don’t finance a new car
❌ Don’t make large unexplained deposits
❌ Don’t move money around without documentation
❌ Don’t change jobs without discussing it first

Even after approval, certain items may still need to be verified.

So when your loan officer says “We’re waiting on underwriting,” trust me… we’re not sitting around doing nothing! 😂

There are A LOT of moving pieces happening behind the scenes.

🏡 The mortgage process isn’t always fast, but it’s designed to make sure your loan is done correctly.

Be patient, respond quickly when documents are requested, and most importantly…

HomeReady and Home Possible are conventional options worth exploring for qualified buyers and when a property needs improvements, there may also be renovation financing options that can be considered as part of the overall loan strategy.

Think about it…

🏚️ You find the right house, but the kitchen needs updating.
🛁 The bathroom needs some work.

💰 “I need 20% down.”
Nope. There are loan programs that require MUCH less.

🏠 “The house needs repairs, so I can’t buy it.”
Maybe you can! 👀
FHA 203(k), conventional renovation loans, AND USDA renovation loans may allow eligible repairs to be included in the financing. 🛠️🏡

📉 “My credit score isn’t perfect.”
That doesn’t automatically mean you’re out. There are options depending on your full financial picture.

💵 “Zero down means the house is free.”
😂😂😂 I wish! Zero-down or down-payment-assistance programs can reduce the cash needed upfront, AND some DPA programs can also help cover eligible closing costs.

You may still have taxes, insurance, and other costs depending on the loan and program…but that’s exactly why we look at the whole picture instead of just the down payment.
