Not because buying a home is always simple. There are documents to gather, details to confirm and plenty of people working behind the scenes.

But with honest conversations, thoughtful preparation and a team that communicates well, the process can feel far less overwhelming.

After 26 years in mortgage lending, I have learned that smooth closings are rarely accidents. They are built one returned phone call, one answered question and one carefully reviewed detail at a time.

Realtor friends, this is one of those conversations worth having before the counteroffer is written.

A price reduction may sound like the obvious win, but it does not always create the greatest benefit for the buyer.

Depending on the loan program, contract and buyer’s priorities, those dollars may be more helpful toward eligible closing costs or an interest-rate buydown. In another situation, reducing the price may absolutely be the better choice.

There is no one-size-fits-all answer. That is why I like to run the options side by side and let the actual numbers guide the conversation.

You worked hard to negotiate those dollars. Let’s make sure they are helping your buyer where they need it most.
