Locked up another solid deal in Middle Georgia.

This one is in Jeffersonville, GA and it’s the type of property we’re always looking for — strong fundamentals and multiple ways to win.

The property has a large house (just under 2,800 sqft) sitting on about 15 acres with frontage along Hwy 80. Acreage + a house like this is getting harder to find, especially in this price range.

A few reasons we liked this one right away:

• ~15 acres of land
• Nearly 2,800 sqft house
• Zoned R-AG (Residential Agricultural)
• Good access and not far from the Macon market
• Several different exit strategies

Based on the CMA analysis, automated valuation models are around $298K with comparable analysis showing potential values closer to $345K depending on updates and positioning.

From an investor standpoint, this is the type of deal we look for — where the numbers make sense and there’s more than one path to a good outcome.

Possible exits could include:

🥲Today marks the end of an era in downtown Macon as we bid farewell to the iconic Ramada Plaza. For decades, this landmark stood tall, hosting countless memories, celebrations, and milestones.

Its presence was more than just a hotel—it was a part of our city's identity, a witness to Macon's growth, and a symbol of its rich history.

While it’s sad to see it go, this bittersweet moment also serves as a reminder of the stories it holds and the progress that lies ahead for our downtown. Here's to honoring the past while embracing the future. Farewell, Ramada Plaza—you’ll always hold a special place in Macon’s heart.

The hotel has been slated for demolition since the city purchased it at the end of 2023.
