I was referred a client for a pre-approval to buy a home, client said she was already pre-approved by a very large popular lender you have all heard of, but the Loan Officer kept telling her different things and changing the terms and she wasnt quite sure what she was actually pre-approved for. She was actually provided a Pre-approval letter which the LO never sent to her, but he sent it to her Real Estate Agent for a loan with 3% down payment. I ran her file, which was a credit score in the mid 600's and had a few delinquency issues.... I was unable to get a solid approval through our Automated Underwriting System, which all lenders are supposed to use when pre-approving loans. I discussed the situation with her, and I coached her with exact verbiage, to contact the other Loan officer and ask if he actually ran AUS findings and received an Approve/Eligible or an Accept/Eligible for her loan. He then proceeds to tell her, he has not run the findings yet, but would do so today. Needless to say, he rescinded the pre-approval.

WHAT THE $*@ #$(@ #%$

This buyer and her agent had a Pre-approval letter in hand. Had she not talked to me, she could have got a home under contract, would have paid for a home inspection, then would have signed initial Loan estimate docs and paid for the appraisal order, only to find out the loan would immediately fail when it was sent to underwriting.

If you are working with another lender, but are unsure about what is happening, do not understand your loan terms or your preapproval, are struggling to get in touch with them, have gaps in communication, and you just are not happy with how they are treating you..... call me!! I guarantee you'll be so glad you did!!

PS: We are working through her file to find a way to get an approval. It may take more assets, it may take disputing something that the credit report isn't reporting accurately, it may take simply saving up a little more money to work with and avoiding gift funds, it may take finding the ideal fit for a co-borrower. We will figure it out because when I issue a pre-approval, it is Rock Solid!!

This is a very important representation of areas your Mortgage Broker / lender has some control over, and areas where there is no control. I do a thorough walk through of this document with every single client, before they ever make a single offer on a home. The main area where shady lenders can severely mislead you is Box A as it pertains to Discount Points and interest rates. You could have a lender that virtually wipes out all the costs in A, B, & C but puts you into an interest rate much higher than you qualified for, but you were intrigued by "No Closing Costs" Or they don't disclose discount points in their rate, and it sounds too good to be true, only to surprise you after you are well into the mortgage process with them, and are unlikely to leave them at that point so you feel stuck in a deal you didn't agree to. The entire left side is the difference maker between who you work with, in all things regarding the finances of the deal.

3 CTC's all closing this week!! Helping a couple of 1st time home buyers get their new home together, another couple who has been renting for 4 years and was given less than 30 days to purchase the home or it would go on the market, we got it done in record time, and a Refi Cashout so my client can build out living quarters in her home to take in her mother who is having health issues... Where are the rates? Is it a Refinance Boom? How much will it cost to refinance? Can you cover my closing costs in my loan so I don't have to pay anything? How detrimental is it to finance closing costs & escrows every time I refinance? How long will it take to recoup my refinance investment? Is it a good thing to not have to make a new payment for 2 months? How low can I ever expect rates to drop to? Should I refinance now or should I wait? Should I buy down the rate? How much would that cost?

Can you relate to any of these questions?!? I have so much to say about this topic, and a strategy I have been advocating to my clients on how best to approach the process of getting your house payment down.....

This is exactly what I needed to see this week!!

Not because of the compliments… but because it reinforces something I believe in:

Most people don’t need just a mortgage lender, they need someone who actually explains what’s going on, keeps them in the loop, and makes the process feel simple.

That’s what I do differently for every home owner & home buyer I work with.

One was a video explanation of every line of item of the closing numbers, prior to closing, and it matched exactly what I promised them from day one.

The other was helping salvage a mortgage purchase when their initial lender lied about mortgage points, mislead about an appraisal waiver, and chastised the client when they called simply asking questions because he was walking into a dinner reservation and had no time for their questions. He actually said that to them!!

Grateful for clients like this who trust me through such big moments and important decisions in their lives. 🙏
