I was referred a client for a pre-approval to buy a home, client said she was already pre-approved by a very large popular lender you have all heard of, but the Loan Officer kept telling her different things and changing the terms and she wasnt quite sure what she was actually pre-approved for. She was actually provided a Pre-approval letter which the LO never sent to her, but he sent it to her Real Estate Agent for a loan with 3% down payment. I ran her file, which was a credit score in the mid 600's and had a few delinquency issues.... I was unable to get a solid approval through our Automated Underwriting System, which all lenders are supposed to use when pre-approving loans. I discussed the situation with her, and I coached her with exact verbiage, to contact the other Loan officer and ask if he actually ran AUS findings and received an Approve/Eligible or an Accept/Eligible for her loan. He then proceeds to tell her, he has not run the findings yet, but would do so today. Needless to say, he rescinded the pre-approval.

This buyer and her agent had a Pre-approval letter in hand. Had she not talked to me, she could have got a home under contract, would have paid for a home inspection, then would have signed initial Loan estimate docs and paid for the appraisal order, only to find out the loan would immediately fail when it was sent to underwriting.
If you are working with another lender, but are unsure about what is happening, do not understand your loan terms or your preapproval, are struggling to get in touch with them, have gaps in communication, and you just are not happy with how they are treating you..... call me!! I guarantee you'll be so glad you did!!
PS: We are working through her file to find a way to get an approval. It may take more assets, it may take disputing something that the credit report isn't reporting accurately, it may take simply saving up a little more money to work with and avoiding gift funds, it may take finding the ideal fit for a co-borrower. We will figure it out because when I issue a pre-approval, it is Rock Solid!!
