Realtors: Start becoming familiar with UAD 3.6 before November 2! Beginning November 2, 2026, Fannie Mae and Freddie Mac will require the new UAD 3.6 appraisal format. City Bank is already ordering appraisals using the new UAD 3.6 format to prepare for the upcoming transition.
One important change: UAD 3.6 will require appraisers to specifically document Defects, Damages, and Deficiencies (DDD). Depending on what is identified, this may lead to additional repairs, inspections, or other action. Unexpected issues identified during the appraisal process may lead to delays or problems late in a transaction. Knowing what to expect now can help you identify potential issues earlier and avoid surprises down the road.
