Here's the thing about depreciation that catches so many business owners off guard, it's not just a tax word. When your commercial roof, equipment, or storefront gets damaged, your insurance company doesn't hand you a check for what it costs today to fix it. They start by paying you what that item is worth right now, factoring in its age and wear. That's called Actual Cash Value (ACV).
If your policy includes Replacement Cost Coverage (RCV), you get the rest the, "recoverable depreciation,” once the repairs are actually done. Skip that coverage, and that gap in your pocket is permanent.
We've sat across the table with plenty of business owners who learned this the hard way, mid-claim, when the check was smaller than expected. That's a conversation we'd rather have with you before something happens, not after.
