A CDFI is a mission driven lender focused on expanding access to capital in communities traditional financing often does not fully reach.

For Impact Development Fund, that work centers on underserved communities.

Mary Stegner serves as the Executive Director of Partners in Housing and brings extensive experience in both direct service and affordable housing development to Impact Development Fund’s board. In her role, Mary is responsible for the stability and strategic growth of the organization, which provides services to families experiencing homelessness and to affordable rental housing tenants. Partners in Housing is also a property developer and manager with experience in tax credit and other funding models.

Mary is motivated to serve on the IDF board because of the unique role IDF plays in expanding the range of affordable housing options across the region. She is proud to contribute to an organization that meets specific community needs and continues to be inspired as she learns more about the breadth of IDF’s impact.

For Mary, community impact means supporting a very wide range of needs, from more traditional financing to emergency support for communities that are struggling. She sees IDF’s mission as critical to strengthening housing stability and expanding opportunity for families throughout the region.

May is Affordable Housing Month, a time to recognize how life changing access to homeownership can be.

The moment someone receives the keys to their first home is more than a milestone. It is a turning point.

We are celebrating Midori Hicks, who recently became a first time homeowner through an Impact Development Builders property.

For many people in Colorado, buying a first home can feel out of reach. Rising prices and limited inventory make it difficult for first time buyers to find a path into the market.

Impact Development Builders was created to help change that by building homes intentionally priced for first time buyers who might otherwise be shut out of homeownership.

Now Midori has something powerful. A place to call home. A chance to build equity. The opportunity to put down roots in a community she cares about.

This is why the work matters. Housing is not just about units or developments. It is about stability, opportunity, and the future people can build when they have a place of their own.

Recently, members of the IDF team attended Nebraska Investment Finance Authority’s 2026 Innovation Expo, where housing professionals, community partners, and industry leaders came together to share ideas and explore solutions for the future of housing.

Ross Valdez, Colton Clarke, and Meridith Dillon spent time engaging with peers across the industry, participating in conversations around policy, innovation, and the partnerships it takes to move housing forward.

And if you know Megan Ferguson, you can probably guess she was out and about, connecting with just about everyone in the room. 😉

Meet one of our People Behind the Mission-

When Misty Mallonee joined Impact Development Fund nearly 3 years ago, she started in our Disaster Recovery department where she worked directly with people navigating some of their hardest moments. It was work that required urgency, precision, and empathy. It also reflected exactly why she came to IDF in the first place: to use her professional skills in service of something bigger than herself.

Misty understands that behind every loan is a person, a family, a goal. She approaches each conversation with care and a commitment to do right by the people she serves.

It’s because of people like Misty that we’re able to do work that matters with people who truly care.

April is National Volunteer Month, and today we are highlighting James Gutowski, who spent time giving back with one of IDF's partners, Fort Collins Habitat for Humanity.

Fort Collins Habitat for Humanity is currently building Bloom, a new mixed-income community that will bring homes, green space, and gathering places to Fort Collins. Future homeowners are part of the process too, putting in their own time and effort to help build the homes they will one day live in.

Last week, our Chief of Strategy & Partnerships, Meridith Dillon, attended the 2026 Colorado Community Land Trust Conference and spoke on a panel focused on how mortgage lenders can better support Community Land Trusts (CLTs).

Community Land Trusts help keep homes affordable over the long term, but financing those homes can come with unique challenges. Community Development Financial Institutions (CDFIs) can play a key role in supporting these models.

The conversation brought together lenders and practitioners to share what is working, identify where barriers still exist, and explore how partnerships can help open more pathways to homeownership.

At IDF, we are proud to support collective ownership models across Colorado. We partner with organizations and lenders to help make these types of homeownership opportunities possible and ensure more people have access to stable, affordable housing.

We value being engaged in these conversations because expanding access to homeownership takes collaboration, creativity, and a willingness to do things differently.

Some projects start with a plan. Others start with potential and a different way to work.

Last week, we had the opportunity to celebrate a major milestone with the first ribbon cutting for Impact Development Builders at our 4th Street townhomes project in Loveland.

When our Chief Administrative Officer, Connie Ealey, first took a detour down 4th Street years ago, she saw something others might have missed: opportunity.

What once was a long-neglected, fire-damaged site is now being transformed into eight energy-efficient duplexes, bringing new housing to the heart of downtown.

From acquisition and cleanup in 2021 to construction in 2025, this project has been years in the making, powered by strong partnerships and persistence.

The ribbon cutting marked how far this project has come and what is ahead, with new homeowners expected later this year.

Because sometimes, the biggest impact starts with seeing what is possible.
