How long have we been preaching about trades now? 😅 Our eyes opened one day early in our RE investing career when we asked one of our first GCs that we worked with prior to getting licensed ourselves on why he didn’t buy more property. While he already had a few roofs , he made it a point to say that he made more money than most of his investor clients. And after being on both sides— the investor and contractor we get it lol.

If you buy right, you don’t necessarily need fifty-leven doors to reach financial freedom.

Doors don’t always equal cashflow. You could very well have a ton of doors and be drowning financially because you over leveraged or didn’t buy right.

1. Know YOUR risk tolerance.

2. Determine YOUR freedom number (how much money you need per month to fit your desired lifestyle).

3. Figure out how much cashflow you need to meet that number.

4. Educate yourself and prepare yourself financially .

5. Execute. (You probably don’t need another course, webinar, mastermind or conference- you just need to implement the information you already have).

“The disparity remains even among White and Black applicants who had similar incomes and debt-to-income ratios. Notably, Navy Federal approved a slightly higher percentage of applications from White borrowers making less than $62,000 a year than it did of Black borrowers making $140,000 or more.

A deeper statistical analysis performed by CNN found that Black applicants to Navy Federal were more than twice as likely to be denied as White applicants even when more than a dozen different variables – including income, debt-to-income ratio, property value, downpayment percentage, and neighborhood characteristics – were the same.”

We are dedicated to dismantling this myth.

Yes, interest rates are rising meaning that yes you might have less buying power (meaning the home you may could have afforded a year ago may not be the same home that you can afford now).

However, it is still very much possible that you can still find a home without putting a ton of money down with a monthly PITI payment that you can manage (preferably on 1 income) when you use all of the resources available to you.

It might mean that you have to downsize, look at different areas, or even do some renovating, BUT IT IS POSSIBLE.

Not to mention you could potentially qualify for grants and/or dp assistance programs plus seller’s credits (if negotiated) towards your closing costs.

When we bought our very first property years ago we decided to create this page just to share our journey- our wins and mistakes.

As we continued to build, we slowly realized our passion to teach… adults of course, but especially to our youth.

Who would have thought that we would be able to reach an even larger audience through KidVestors which wasn’t even a thought at the time.

We really have a passion for this and truly look forward to the impact it will have on families and future generations.

As investors who are pro ownership in real estate and other asset classes as well, these were still very good points made by !

Ultimately, there are pros and cons to each and they have to be weighed based on YOUR goals and unique situation. There is no one size fits all for everyone.
