💡 Thinking about buying a home but need a co-signer? Here’s how it works in simple terms

Sometimes someone can help you qualify for a mortgage even if they’re not going to live in the home. That’s called a non-occupant co-borrower (basically a co-signer on the loan).

🏡 If someone is helping you qualify but NOT living in the home, loan programs typically allow financing up to 96.5% of the purchase price.

❤️ And in some cases, having that extra borrower can really help strengthen the application and open more options for getting approved with better terms.

Here’s the quick breakdown 👇
🏡 Conventional (Fannie Mae / Freddie Mac)
• Must have a safe, permanent heat source
• Must be typical for the area
• Must support safe, year-round livability
🏡 FHA
• Appraiser must confirm a functioning heating system
• Must maintain healthy, livable indoor temperatures
• Must be permanently installed and operational
🏡 VA (updates effective 2026)
• Must protect plumbing areas (about 50°F minimum)
