ZILLOW IS A LEAD GEN COMPANY and they don't know what a house is worth...

To be clear...I'm not anti-Zillow...but I do believe it's important to understand the purpose behind the tools we use and the main purpose, or ethos, of Zillow is to generate lead opportunities for real estate professionals.

That isn't a 'bad' thing, per se, but I do believe it's important to understand the way they grow their database to sell to those real estate professionals is related to two things primarily.

First, they are a repository of listing information, similar to what real estate agents have access to on the MLS, but open to the public.

Second, their "Zestimate" which is an estimate of a property's value. The important thing to understand is that a Zestimate is not the same thing as an appraisal and, very often, Zestimates are not very accurate. I often like to jokingly say the 'A' in Zillow stands for accuracy!

Sure...even a broken clock is right twice a day...so sometimes the Zestimate might be right on the money, but your best option to determine a property's value, short of a full appraisal, is to have a good Realtor create something called a "Comparable Market Analysis" or CMA. Most agents will do these for you at no charge, and assuming the agent knows what they're doing, this will be a much more accurate estimate of value than a Zestimate, though remember, it's still not an "appraisal."

Also, thanks to advances in AI technology, there are some resources that are getting better at quickly determining value even without needing to do a CMA.

All this to say, if you have a property that you'd like to know it's estimated current value, you can also reach out to me...through my resources as a mortgage lender I have access to a great AI tool that will get you an estimate in the ballpark that, so far, I've found to be pretty accurate.

Don't be fooled!

It's irresponsible of Realtors and mortgage lenders that try to sell you on buying a home, or taking a new mortgage, now predicated on the assumption that you'll be able to "refinance in 6 months when rates come back down."

THERE IS NO GUARANTEE RATES WILL COME BACK DOWN.

Sure, it a possibility that rates will come back down...it's also a possibility they go higher. Regardless of their industry experience or financial acumen, no one knows for sure. Yes, we can look are historical trends and we can make certain assumptions with a relative degree of confidence...but that's still not a sure thing.

If you're in the process of shopping for a home, or considering a debt consolidation refinance, or evaluating a real estate investment opportunity, you should be prepared to keep the rate you get for the long haul.

Obviously, we hope rates will come back down, and maybe they will, but this sage old advice is nicely applicable in a time like this...hope for the best but prepare for the worst.

I for one feel bad for anyone that got duped by the "you can refinance in 6 months" bad advice over the last 2 years...lots of people now have had loans with higher rates for way more than 6 months and they're still waiting for those rates to come back down.

It's true...our money today doesn't go as far as it did in the 1980's...frankly it doesn't go as far as it did even just a few years ago before the hyper-inflation we've experienced.

But that's only one more reason why it's owning real estate is so important and it's also part of the reason why homeowners on average have a financial net worth 44x that of non-homeowners.

Today's meeting for the Third Circle Professionals Club was AMAZING!

Such a great turn out...lots of relationship driven genuine professionals in one place making new connections and deepening existing relationships.

Just about standing room only before the meeting started as you can see, and only a handful of empty chairs once we got under way.

The Third Circle Professionals Club is hosting a free networking & social event this Friday evening (Feb. 2nd.) from 4-6pm at Dave & Buster's.

This event is FREE to attend and open to all!

We'll have free use of D&B's two new billiard tables and that's where everyone should go first when they arrive.

For those that would like to play games, you can purchase an optional game card for $10 which will allow for $10 worth of game play on games that award tickets and UNLIMTED game play on all simulation games (games that don't award tickets).

Dave & Buster's will also have $5 "Happy Hour" drink specials from 4-7pm.
