"Your cash to close will be way lower with us."

That's how some lenders hook buyers.
And it's exactly how they blindside them until days before closing.

→ Every month, we lose buyers to offers that **look** cheaper.
But here's what they don't see… until it's too late:

Lenders don't control most of the closing costs.

✔️ We don't set title fees.
✔️ We don't choose your insurance.
✔️ We have no say on your property taxes.
✔️ Even your closing date can swing prepaid interest thousands of dollars.

Let me show you how real this gets:

A buyer recently wanted to close on the 1st of the month.
That meant 31 days of prepaid interest ($2,910) added to his closing costs.

But the competing quote?
It showed just 1 day of interest (only $94).
His cash to close looked $2,816 cheaper.

But here's the kicker…
When we broke down the actual lender fees, that "cheaper" lender?
They were **$1,300 more expensive** than me.

👉 They just manipulated the estimate to look better.
And that buyer almost fell for it.

This is the game some lenders play.
Lowball the estimate.
Hide the real numbers.
Win the deal.

I won't do that.
If that means I lose a deal? So be it.
Because I'd rather be honest and you feel relieved at the closing table…
Than blindsided by higher costs no one warned you about.
