Buying a condo? Here’s something to know.

When a lender finances a condo purchase, they often request what’s called a condo cert or questionnaire. One of the questions asks if the HOA has had any property inspections in the last three years.

Under California’s SB326 (also known as the “balcony law”), many associations with raised decks or balconies are now required to have these inspections. If the answer on the questionnaire is “yes,” the lender’s underwriter will usually request the inspection report. If that report shows repairs or maintenance needs, those items may need to be completed before the loan can close.

Being aware of this step early can help avoid unexpected delays in your purchase.
