I got asked twice this week if we’re headed for another 2008. I was in the thick of it, personally and professionally. This ain’t it.

Mia could have qualified for a duplex back then. Equity vanished overnight. Banks were closing left and right. No joke, people were ripping the toilets and light fixtures out of their homes before the bank foreclosed.

Now? Inventory is tight and everything’s expensive. Four tiny tacos at the bistro cafe at Nordstrom cost me $20 last week. Meanwhile the Pollo Bowl is still $5.49. Bless them.

But people still have equity, and options.

Last week we helped a client with a 2.75% first mortgage and a pile of credit card debt. We didn’t touch the first. Got them a HELOC in a couple weeks, and now they can breathe.

2008 was scary and there weren’t a lot of options. This market, you have them.

Five years ago I was calling every and their mama trying to find a bank that would do a HELOC on an investment property. Almost nobody did them.

Not anymore. And you don’t need tax returns to qualify. Bank statement loans, DSCR, there are options that look at cash flow instead.

Don’t let the equity sit there and rot. Open one now, before you need it. When the next deal shows up, you’re ready to move.

Six weeks in Europe cost us less than you think. Swipe for the math.

Not gonna lie. I hesitated to share this. But screw it, let's break it down!

Did I have to rent my house out? No, but the numbers girl in me couldn't stand the idea of it sitting empty while I was paying $400 a night to live somewhere else.

I also wasn't cool spending $1,000 a week on childcare and summer camps for Mia while I'd be sweating my balls off working at home. Nuh-uh.

So I made a plan. A year ago, I decided we'd rent the house, and I booked the trip.

I now have the confidence/freedom to know that we can go anywhere and my housing expenses can be covered by someone else.

You can do it too, but the planning starts now.

Book the trip. Oh, and , we're going for two months next year!

*If your city or HOA doesn't allow STRs, look into home sharing sites like Kindred as an option.

And if you wanna chat more about how you can do this too send me a DM.
Happy to share.

I found a four-story Zara, an obsession with Spanish apartments, and a version of myself I liked spending time with.

That’s what a summer with looked like for me. Grateful for all of it. ❤️

We had five groups stay in our home over the summer. The worse thing was what this banana lover left behind.

I’m talking to you, Citizens of Humanity.

Who else spent $250 on jeans like they were a Kardashian in their 20s? Pants so flared they swept the floor behind us.

Trends come and go but real estate never goes out of style.

12 years. That’s how long it takes a property to double at a 6% return. No flip. No hustle. Just time doing the work.

12 years moves fast.

Investors winning right now aren’t waiting for the perfect moment. They’re not waiting for rates to drop.

They just started the clock.

Let’s start yours.

That “someday” you keep pushing off? Go for it. And when you’re ready to make it real, come find me. 🇪🇸
