Investing in mortgage notes is a great financial vehicle when structured correctly. Most hard money loans are for a short period of time, typically 1-3 years and best secured in 1st lien position.

The investor is most secured at a lower LTV and can expect a return of 8-10% on their money in the market today. In essence, you are acting as the bank for the borrower who's looking to purchase an investment property.

Here's some highlights for deed of trust investors:

-You are acting as the bank.
-Your loan is best secured in first position.
-You make a high return on your money.
-Most loans are for a year or two.
-You should lend at a lower LTV to secure your investment.
