One of the things that bothers me the most about how our education system works is the way financial education is almost entirely written out of the "Collective Curriculum" of the K-12 system.

The impact: The vast financial impact of building equity in assets, of earning compounding interest on investments, versus paying ever increasing bills, and avoiding ever-rising costs whenever possible, while taking advantage of tax and other incentives offered from time to time is all lost in the daily dram of life.

I've been fortunate that the two areas I have become a leading expert in are both so similarly related.

On the one hand, I help people currently renting acquire ownership of a home, or perhaps invest in the ownership of rental units. They can experience appreciation of their asset, while increasing equity instead of paying rent! They can also profit from rent, and shield their tax burden using tax planning related to the ownership of real property! Tax write offs for Mortgage interest, property taxes, and for some, depreciation and expense write offs. Money not given to the IRS goes to investments instead! or to retiring high interest debts that lack tax benefits.

Saw this Reel on FB, and it featured the LADWP "demonstration garden" - one of about 10 LADWP projects I did the synthetic lawns for - including their Silverlake are reservoirs and the large are behind the headquarters downtown on the other side of the building from the garden. All back in 2006 and 7. Getting close to 20 years!

A new favorite word for the Month of April. Kuchisabishii. Japanese. For "lonely mouth." Think of it as the explanation for why you open the fridge over and over even though you are not hungry per se. Your mouth wants to chew on something. So you end up grazing. Nibbling.

Kuchisabishii. In the languages of the world, we find so much human experience. Sometimes captured in words that other cultures have not bothered to give a name to.

"Eating out of boredom happens to the best of us, but kuchisabishii is about shaping it as a natural feeling and a forgiving experience, rather than t
