Dhaval Parikh, managing director at Parkview Financial, joined the Private Wealth Conference this week for a panel discussion on “The Real Estate Outlook: Strategies for the Next Market Phase.”

The conversation focused on the macro forces continuing to reshape real estate investing, the growing role of private credit as traditional lenders pull back from construction and transitional lending, and the importance of disciplined underwriting in today’s market environment. Key themes included:

▪️Private credit continues to play an important role in construction and transitional lending, providing borrowers with certainty of ex*****on and flexible financing solutions.

▪️Multifamily remains a strong long-term sector, supported by affordability challenges and continued renter demand across supply-constrained markets.

▪️In today’s higher-rate environment, disciplined underwriting, conservative assumptions, and market selection are more important than ever.

Thank you to Danielle Louton for moderating the discussion, alongside fellow panelists Jeff Anderson, Dusty Batsell, and Ken Carpenter, and to Markets Group for hosting the event.

Parkview Financial attended the 10th Annual Private Wealth Tri-State Forum in New York City, where our Founder and CEO, Paul Rahimian, joined a panel discussion on the outlook for Commercial Real Estate.

From a real estate debt perspective, the current market feels similar to 2012/2013 — the early stages of a new real estate cycle. Loans originated during that period performed exceptionally well, and we see similar conviction in today’s opportunities.

During the discussion, Paul Rahimian shared Parkview Financial’s near-term investment focus:
▪️ Multifamily — supported by strong long-term demand fundamentals
▪️ Middle market loans — offering attractive risk-adjusted opportunities with less competition from larger institutional lenders
▪️ Supply-constrained markets — including coastal markets and select Midwest markets with limited recent development

The panel also touched on the affordability crisis and how it’s driving local initiatives to increase density and support development. One example discussed: Parkview Financial is currently reviewing financing for a 100% affordable multifamily project in Southern California, supported by government incentive programs — a clear case of private capital and public policy working together to address housing needs.

Thank you to Markets Group for organizing a thoughtful event, to Kevin Pearly for moderating, and to fellow panelists Ron Orgel, Lauren Cahill, and Ram Lee for a great discussion 👏🏻

In a recent Barron's article, our Founder & CEO, Paul Rahimian, discusses how proposed housing policies could impact rental supply and ultimately push rents higher in certain markets.

At Parkview Financial, we continue to monitor how evolving policy is shaping rental supply and investment activity across key markets.

Large investors such as pension funds may already be reconsidering investment deals involving single-family homes, at least until there’s more clarity around housing legislation.

The Parkview Financial team spent the day in Long Beach volunteering with Habitat for Humanity of Greater Los Angeles.

It was an opportunity to step away from the desk and support a housing project in its framing stage—working alongside the Habitat LA team and contributing to homes being built through community effort.

The day reflects Parkview’s ongoing commitment to giving back through hands-on involvement and creating space for our team to connect outside of the office.

Thank you to Habitat LA for the work they continue to lead, and to everyone on our team who took part.

Last week, our Founder and CEO, Paul Rahimian, joined a panel at the Markets Group Private Wealth Real Estate Conference to discuss Compelling Risk-Return Opportunities in 2026.

He shared the stage with Jeff Young (moderator), Peter Braffman, Dennis Cisterna, Derrick McGavic, and Keith Buchanan for a thoughtful discussion on where the market is heading.

A few key takeaways:

▪️ A market “reset” in 2026: We anticipate a meaningful shift as sellers begin pricing assets at more realistic bases—creating opportunity and driving transaction volume.

▪️ Midwest multifamily resilience: Markets with balanced supply-demand fundamentals are presenting compelling opportunities compared to prior high-growth regions now facing oversupply.

▪️ The edge of emerging managers: Specialized managers continue to provide differentiated access to the middle market—where expertise and specialization can create real value.

Thank you to Markets Group for hosting another well-run event.
