Recently, I helped a family purchase their first home using the CalHFA Down Payment Assistance Program.
They applied several months ago and, like many buyers, were placed on a waiting list due to limited funds. In November, they received the call they had been hoping for. CalHFA notified them that their application had been accepted. Within just a couple of weeks, they were in escrow, and about a month and a half later, they officially became homeowners.
This is a great example of why preparation and patience matter. Programs like CalHFA can open doors, but being ready when the opportunity comes makes all the difference. New applications for this program are expected to open again in early 2026, and families who start preparing now will be in the strongest position when that time comes.
