This morning Mortgage rates hit a 2-year low .If you own a home with a mortgage we most likely can refinance you to a lower rate with little or no costs . August is here! I hope that you are able to take some time off to spend with family this month and for some good ol’ salt water therapy on the beach.

We are in a true BUYERS MARKET. I have seen more dramatic price reductions these past few months than I have seen in eight years, and properties trading for less than they did 2-3 years ago. This is what I would call a perfect storm. Interest rates are still historically low, the economy is bullish, stocks are performing very well, and real estate inventory is growing - creating a very rare window for buyers to enter the market and secure a great deal. This includes new developments across the city.

Clients were frustrated after home shopping for over a year and having so few homes to choose from. When they finally found their ideal home, their real estate agent asked if we could make an offer that would close in 12 days. Our answer: No problem! Because we had already put the clients through our Advance Approval® program where we fully approve the loan up front, enabling them to be ready for situations like this. Immediately after our clients' real estate agent presented the offer, we contacted the seller's real estate agent to explain our Advance Approval® and back up the proposed timeline. They won the bidding war and we closed for them in 12 days as promised!

In the middle of buying a home, a competing lender couldn't figure out how to use a client's self-employed and social security income to qualify for a jumbo loan of $1.1m. When their realtor asked us to step in, we worked with the client through the weekend to analyze their profile and package their file.
