Loans Delays & Holidays: Lessons learned😅?

While everyone is clinking glasses 🥂 and leaning into the holiday spirit, the lending world is quietly running on a very different calendar🎄

Year-end and holidays can push a closing by 3-4 days… or more.

For some businesses, that delay impacts ➝ payroll, equipment deliveries, or a January move-in date.

If you want funding in place before the year wraps ➝ this is the moment to be intentional:

1/ Have your full financial package ready

Tax returns, up-to-date financials, personal financial statement, debt and real estate schedules, FICO… the cleaner the file, the faster credit moves.

2/ Lock in a clear commitment

Term sheet and formal loan commitment in hand, with conditions you understand and a realistic timeline to clear them.

3/ Keep the communication loop tight

Stay close to your lender, title, and escrow. Confirm wire dates, signing dates, and internal bank cutoffs.

4/ Be bold and present

Call your banker. Call escrow. Follow up daily if needed. Do not sit back and hope it all lines up. You are your loan’s best advocate.

Do this, and while the holidays slow everything else down, your funding timeline can still move forward🎀

A few weeks ago, I helped a client close what most would call a “retail deal.”
