Peace of mind - Locking your rate means you won't have to worry about rates rising while you're in escrow.

Waiting could be risky - Mortgage rates can change daily. Delaying could mean missing out on a lower rate and paying more long term.

Potential for future appreciation - Buying now may allow you to benefit from home value increases over time, locking in sooner means you're positioned to build equity.
