Building a strong investment portfolio often means looking beyond traditional assets.

Trust deed investments give investors the opportunity to participate in real estate financing while earning interest secured by property. These investments are tied to tangible collateral and can provide a structured source of income while adding diversification to a portfolio.

Because trust deed investments are backed by real estate, they offer investors exposure to an asset class that operates differently than stocks or bonds. For many investors, this combination of diversification, transparency, and real estate-backed security makes them an attractive addition to a long-term investment strategy.

In our latest post, we highlight five reasons trust deed investments may deserve a place in a well-rounded portfolio.

One of the most common challenges borrowers face is timing.

Balloon payments, refinance deadlines, and closing schedules can approach quickly. Starting financing conversations early allows time to review the property, structure the deal, and plan the next steps.

When borrowers engage early in the process, they often have more flexibility and clarity in how their transaction moves forward.

Thinking about financing your next investment property? Let’s start the conversation.

FAQ: Can you refinance an investment property?

Yes. Investors often refinance to address a maturing loan, access equity for improvements, or reposition a property before transitioning into longer-term financing. Refinancing can provide flexibility while a property stabilizes or moves into its next phase.

If you’re evaluating refinance options for your investment property, understanding your timing and strategy is key.

An exit strategy is the plan a borrower establishes for how a loan will be paid off when it reaches the end of its term. It outlines the method that will be used to satisfy the debt and complete the financing.

For many investors, the exit strategy is a key part of structuring a deal. It demonstrates how the property will transition from short-term financing to the next phase of the investment.

Common approaches include refinancing once a property stabilizes, selling the asset after improvements or increased occupancy, or strengthening cash flow so the property qualifies for long-term financing.

Having a clear exit strategy helps ensure the financing aligns with the property’s business plan and long-term goals.
