💰 5% down instead of 20% on a $650K home = ~$97,500 still in your pocket at closing

PMI runs roughly $200-$360/mo. Some buyers put that saved cash toward high-ROI renovations instead.

Once you reach 20% equity - through paydown, appreciation, or improvements - you can request PMI removal. Subject to appraisal and lender approval.

If approved, keep paying that same amount — now toward principal. This can shorten your loan term and reduce total interest paid.
