Here’s how mortgage rates have changed this week: Mortgage rates edged up this week but are still hovering near all-time lows. For those who want refinance their current mortgage, there may not be much upside to waiting. Rates are about 25 basis points off the historic low reached in 2012. It doesn’t make much sense to gamble on rates going lower when there’s so little downside left, at least by historic standards.
