This was a challenging transaction, but once again, we delivered results. Our real estate investor client had a 1️⃣0️⃣3️⃣1️⃣ exchange and wanted to purchase an office property in Nevada. The intial property was located in Las Vegas. Throughout the process, the seller was difficult and at last minute, the deal ended up falling apart. The buyer was emotionally worn out and literally in tears.

We worked closely with the client and quickly pivoted to an even better office property in Henderson, NV. We were able to close on time and the client was delighted, thankful for our helpful assistance throughout the entire process. The cherry on top: this was a 5 year term, 3 year fixed, with a 2 year prepayment penalty, allowing the borrowers flexibility and the option to refinance if/when rates come down in the future.

Sometimes getting a loan closed takes a lot of time and effort. But eventually, it’s all worth it — especially when you’re able to help your clients get out of a tough situation. 🏋🏻😅
