True story. A large transfer, a cash gift, or even selling something on Facebook Marketplace can raise questions during underwriting if it isn't documented properly.

Here's what I recommend getting organized BEFORE you apply:

- Last 2 years of tax returns
- 2 most recent pay stubs
- 2–3 months of bank statements
- A written explanation for any large or unusual deposits

The buyers who close smoothly aren't the ones with perfect finances. They're the ones who came prepared.
