✅ FACT: A bankruptcy does not mean homeownership is off the table forever.

Many loan programs allow buyers to qualify for a mortgage again after meeting the required seasoning period following a bankruptcy discharge. The exact timeline depends on the loan program and your overall financial profile, but a past bankruptcy doesn’t automatically disqualify you from owning a home.

Mortgage Myth Monday 🚫🏡

Myth: “Refinancing is bad because you’re starting your mortgage over.”

Fact: Refinancing isn’t automatically good or bad it depends on the numbers.

For this client, refinancing:
✅ Lowered their interest rate by over 1%
✅ Removed PMI
✅ Reduced their monthly payment by $409 per month
✅ Required less than one mortgage payment to close

Could they have kept their existing loan just to avoid “starting over?” Sure. But why pay more every month when a refinance can create significant monthly savings and improve cash flow?

The goal isn’t to avoid refinancing. The goal is to make informed financial decisions that put you in a better position than you were before.

That’s why today’s OHFA rate update is worth paying attention to:

🏡 First-Time Homebuyer Program
• 3.750% with no OHFA assistance
• 5.000% with 3% or 3.5% OHFA Down Payment Assistance

🦸 Ohio Heroes Program
• 3.500% with no OHFA assistance
• 4.750% with OHFA Down Payment Assistance

These programs can provide an opportunity for eligible buyers to receive down payment assistance while still securing a competitive fixed interest rate.
