The biggest regret I hear from buyers usually isn’t the interest rate — it’s the unexpected costs that come after closing. Think HVAC repairs, roof issues, or surprise maintenance.

Here’s my quick “are you really ready?” check:

✔️ Run the real payment with a loan officer — including taxes, insurance, and a maintenance cushion.
�✔️ Ask yourself: “If the HVAC dies in 6 months, what’s my plan?” If the answer is a credit card, it doesn’t mean you can’t buy — it just means we should talk strategy first.
�✔️ If the inspection brings up concerns, work with your agent to negotiate credits or repairs so you’re not starting behind.
