Good mernin and happy Monday to my early risers, night owls, insomniacs, and neurospicy besties.

Here's your forecast summary for the week. Let me splain.

- Today (Monday): Hot and gross. Isolated storm or two in the mountains.

- Tuesday: Hot and gross. Windy. Isolated storms. Favoring the mountains and Cheyenne Ridge.

- Wednesday: Scattered storms across the region ahead of a cold front. More details to come.

- Thursday: Cooler! Widespread 70s and low 80s. Mostly dry.

- Friday: Mild. Isolated storms mainly north of I-70. Highs in the low 80s.

- Weekend: Mostly dry and mild. Isolated storms mainly in the mountains. Highs in the 80s.

That's not too shabbtastical right? 😜 - Today and Tuesday can go pound sand, but the rest of the week is looking purdy good!

Good mernin and happy Sunday my delicate little snurflakes. 🥰

Another hot day. Relief is coming. We're almost there. Just keep swimming. 😆

A little more moisture and instability is present today. So, with daytime heating, we're gonna get scattered storms developing as early as NOON.

They'll move from west to east and will include the I-25 corridor, eastern plains, SE Wyoming, and the western Nebrasky pandyhandle.

Stronger storms may contain gusty/damaging winds, microbursts, and lightning. If you have outdoor plans, be mindful of rapidly changing weather conditions.

I'm hopeful that we might be able to squeeze out more than 10 drops of rain, but lately it's been like being spit on by a camel. 😂

Scattered storms, and 5-10 degrees cooler for Monday, and then wham bam thank you ma'am! Tuesday we're back into the 80s with scattered to numerous rain showers and thunderstorms.

Drama is in the details. I'll highlight timing and potential impacts in future updates. Keep checking in.

At the end of 2023 we will have successfully applied $314,938 towards closing costs negotiated by agents. That does NOT include purchase price reductions, title fee splits or other split fees. This is strictly seller credits being applied towards interest rate reductions, closing cost items and buydowns.

The agents you work with matter and here is why. I talk to the agents to explain this is what we need to do to make a deal work for a client or to make the client happy with the transaction. These dollars and cents add up big time for people.

On top of those seller credits we are still kicking Retail/Bank lenders at an average of $9,407 per loan closing according to 2021 data- just wait and see how these new values come in for 22/23. Its going to be huge.

Kryss Bennett and I have stayed up late past midnight working many times finding solutions for clients, negotiating with agents on both sides of the deal to save files, working with builders, and just about any one else in a deal to make files work for clients.

These figures do NOT include any of the other items or discounts that agents have negotiated on homes. For example a closing we had today had over $70,000 negotiated off the original asking price. Another deal we had adjacent lots of land to our subject property negotiated into the deal for 5 dollars, car lifts, air compressors and all sorts of other fun stuff.

We are one of the few remaining Broker shops that still offer the All in One outside of one retail company in the US. Reminder that this product is a 30 year HELOC that Is paid principal first. Thats right the ONLY principal first mortgage in the US. Integrated sweeping banking means every deposit you make, is directly deposited into the principal balance of the mortgage-every day.

Eliminate the need for multiple cash out refinances for large projects with access to equity immediately. Your mortgage, banking, and a HELOC All in One.
No balloon payment, no early payoff penalty, no gimmicks- this is real.

We were the first Broker shop to announce we had MetroDPA in Colorado. We are one of the remaining Broker shops that still have access to the AIO. This program works with primary residence properties, investment properties, and Jumbo loans.

On a traditional 30-year mortgage, you'll spend the first 11-15 years paying more in interest than reducing principal balance. That's just the way amortization schedules work.

The All In One Loan has no amortization schedule. Which means interest is calculated differently than traditional mortgages. The principal amount is reduced with 100% of every deposit, before mortgage interest is calculated, so you save on mortgage interest costs! Structurally speaking, rate matters least.

Have a great low rate on your home mortgage but carrying credit card debt, student loans, or delaying necessary home renovations? A HELOC or a piggyback 2nd mortgage option may be a great choice. As HELOC's/2nds do not require a refinance of the first mortgage. These are great choices to explore for many reasons. We never charge application, processing, or underwriting fees on these either!
