Mr. Powell, Federal Reserve Chairperson, walked a very thin line this week. He had to ensure that the Fed was staying focused on their tightening stance, and simultaneously acknowledging that their price increases have had a positive impact on inflation. Mr. Powell succeeded in walking the line.

Mortgage rates were positively impacted after Powell stated that inflation had shown welcome reduction in its pace over the past several months although, more work needed to be done.

The 10 year treasury, which is the bellwether for mortgage rates, is currently trading at around 3.5% a level that carries huge psychological impact for mortgage rates. If this level can become a ceiling versus a floor, we could see a run down to a 3% 10 year treasury which would equate to a low 5% 30 year fixed rate mortgage.

The housing market could definitely use the shot in the arm that lower rates would provide. As real estate continues its decline across all data points.

As higher rates continue to impact consumer spending and confidence the Fed will win its battle with slowing the economy down in order to bring inflation back down close to its 2% goal.

The economy has been impacted by higher rates. After today, the average credit card interest rate will exceed 20% with credit card balances higher than at any other point in history. The increases in interest rates on mortgages, car loans, HELOCs and credit cards are much greater than what we pay for a dozen eggs and so consumers will stop spending dollars due to their confidence eroding.

All this being said, if you are thinking about buying or refinancing, now may be a good time to put an application into play and hold on closing until you hit your optimal rate as over the next 60 days. It would not be surprising to see a 30 year fixed rate mortgage that starts with a 4.
