Little things can still impact your loan, and most of them are easy to avoid if you know what to look for.

I’ve seen deals get delayed (or worse) over stuff that felt harmless at the time. Nothing complicated here...staying consistent, keeping things steady, and not making any big financial changes mid-process.

That alone goes a long way.

One thing that doesn’t get talked about enough…owning a home isn’t just the purchase - it’s the upkeep.

A simple way to think about it is setting aside around 1%–3% of the home’s value each year for maintenance.

Newer homes might be on the lower end…older homes or ones with more wear can creep up a bit. It doesn’t mean you’ll spend it every year… but when something does come up, you’re not caught off guard.

Just one of those small mindset shifts that makes a big difference long-term.
