The 30 yr rate fell for the third consecutive week and is now below 5%. According to Sam Khater, chief economist at Freddie Mac, the rates will remain volatile due to the high uncertainty surrounding inflation.

Interest rates should not be the main deciding factor when it comes to buying a home. What every loan officer should ask is, "how much of a monthly payment can YOU comfortably handle?"

Interest rates are not coming down anytime soon, so if you are waiting for them to drop, you will be missing out.

With 30 year rates hovering around 6% and home prices up 11% since the start of 2022, it is the least affordable time to own a home since the mid 1980's.

For those who are interested in buying a home, do not let this scare you out of it. "Date the rate, marry the house." Rates will always go up and down, and it will be a long time before we see rates where they were this past year.

IF you can buy now, do it and build some equity, but lets have the conversation first. I am not afraid to tell you, as a client, you are not ready to own.
