Marty Straka NMLS # 589189 You do not need to know how to make a pizza in order to buy a pizza.

Martin Straka is a residential mortgage specialist with over 35 years of experience in helping families with mortgages and financing. In 1990, Martin entered the residential mortgage finance industry where he excelled at understanding the unique intricacies and challenges of understanding how to best serve the customer. The mortgage industry from the consumer’s perspective is easily overwhelming a

nd confusing. In reality, it is both unbelievably simple and at the same time ridiculously complex. One of the most common analogies Martin uses with his clients is “It’s just Pizza”. A pizza is just dough, sauce and cheese. Buying a home is really just dough (money for down payment and closing costs), cheese (monthly payment) and sauce (buying power). You don’t need to know all of the mortgage programs and nuances in order to obtain a mortgage. It’s just pizza. The basics of a mortgage are very simple, and his job is to make the complex simple and appetizing. Over the course of his career, Martin has developed the ability to translate the complex terms and requirements of the mortgage industry into an easy-to-understand language. Through the use of simplified analogies, Martin helps his clients to better understand their options and determine which loan choices would best meet their needs. Martin has always used a "Consultative" approach when working with his clients. He believes that asking many questions about the client's short- and long- term goals in conjunction with their present needs allows him to give superior service where the consumer is given the information and options available and, with proper understanding, can make the important decisions needed without feeling stressed or pressured. A conversation with Martin will help you understand which are your best options, and how to make the best use of them. Martin Straka is authorized to lend in the following states: New Jersey, Pennsylvania, Connecticut, and Florida.

Most home improvement projects don't start with a hammer.

They start with a question:
"Can we actually make this work?"

Whether it's a kitchen that no longer fits your lifestyle, a backyard you've been dreaming about, or repairs you've been putting off, the smartest renovations begin with a solid plan.

A little preparation upfront can help you avoid budget surprises, prioritize the projects that matter most, and make confident decisions along the way.

What's the one project you'd tackle this summer if budget wasn't a factor?

Homeowners have more options than ever when it comes to financing home improvements, find a solution that fits both your project and your long-term financial goals.

Whether you're saving for a down payment, building a home maintenance fund, planning renovations, or preparing for future housing expenses, small financial decisions made consistently can create real momentum.

A great place to start? Review your spending, identify a few convenience purchases you can reduce, and redirect those dollars toward a dedicated homeownership goal.

The path to homeownership isn't always about earning more, sometimes it's about giving your money a clearer purpose.

Whether you're accumulating investment properties, consulting, or building your next venture, there comes a point when growth requires a stronger financial foundation. Separating your finances, improving cash flow visibility, and choosing the right banking tools can make a big difference as your business evolves.

In addition to a wide range of Non-QM offerings, I'd be happy to connect and share the broader ecosystem of what Luminate Bank offers our clients.

When you're an entrepreneur launching your next big idea, the right banking setup can help you spend less time managing finances and more time building your business.

An important question comes across my desk a lot:
"Can I avoid PMI without putting down 20%?"

And the answer is yes.

With a Piggyback HELOC, you may be able to:
Put just 10% down.
Avoid PMI.
Keep more cash in savings.
Access a line of credit that stays open after closing.

If you're wondering if this strategy can help you buy sooner (or buy the home you really want), I'm happy to walk through your options.

A lot of first-time buyers think they need to find their “forever home” right away.

The truth? Your first home just needs to work for right now.

The right starter home can help you:
• Build equity
• Create stability
• Stay within a comfortable budget
• Take a meaningful step toward your long-term goals

Homeownership is a journey, and you don’t have to have every future detail figured out before you begin.

If you’ve been feeling stuck waiting for the “perfect” home, this is your reminder that smart, realistic progress still counts.

Your first home doesn’t have to check every box for the next 30 years. It just needs to support you while still helping you build momentum for what comes next.

As students prepare for college life, parents are preparing for something too: helping protect what matters most.
From insurance coverage to healthcare planning, there are a few important conversations families should have before students head to campus.

Once your child turns 18, a lot changes. Insurance coverage, healthcare access, and liability can suddenly become more complicated than many families expect.
