I was in Whittman, AZ recently looking at a mobile home with its own land. If you look at the video, it was a pretty clean property that just needed some clean up, a few updates, maybe a furnace, and it was ready to go. It was bank owned and they had it priced under $100k, but the comps showed easily $200k as the fixed up value in that area. Watch the video below to see what I saw.

Many manufactured homes built in the mid 90's had polybutylene plumbing installed in them. This plumbing system had a tendency to fail and has since been discontinued to be used. If you see this type of plumbing material being used, you might want to consider re-plumbing the house or at the very least doing a thorough look over all of the areas with this type of plumbing being used. It had a tendency to leak and cause water damage and mold to grow. The picture below shows you what that type of plumbing looks like.

I went and looked at this double wide 3 bedroom 2 bathroom mobile home last night. It was taken back by the park when they evicted the prior owner. They want to sell it to a dealer.
