FANNIE MAE AND FREDDIE MAC ARE MAKING IMPACTFUL CHANGES TO CONDO FINANCING.
Here’s what you need to know:
Limited/streamline review is retiring as of August 3, 2026 nearly every condo loan now needs full review of the HOA‘s finances, insurance and documents.
Some rules ease too – some buildings (less than 11 units) get a simpler waiver path, the investor-concentration cap is gone, and roofs no longer need full replacement cost insurance.
WHAT IT MEANS FOR BUYERS?
*Possible longer closing timelines
*More documents required: HOA budget, reserve study, insurance policy and litigation status.
* A building that looks fine on the surface can still trip the new, stricter standards
