First-time home buyers can take advantage of an amazing program that has been set up for them to recoup more of their Federal income tax. The home buyer tax credit is available through a Mortgage Credit Certificate program commonly referred to as MMC, which reduces your overall federal tax liability.

To be eligible for the MCC:

• You have to be a 1st time buyer or haven’t owned a home in
the past 3 years
• and you meet the income and purchase price limits for the
county in which the property is located.

The MCC allows the homebuyer to take 25% of the mortgage interest paid that year as a dollar for dollar credit (up to $2,000) on their Federal tax return. The remaining mortgage interest is still eligible for an itemized tax deduction.

And you’re eligible for the tax credit as long you occupy the property as your primary residence.
