Congratulations to our October MVPs!

TJ Cullen — South Carolina

These three led the way last month, and we're proud to celebrate them. Here's to the closers who keep raising the bar.

Who said mortgage prep has to start with a full application? It can start with one simple folder.

Create a place for financial information you may need later, then organize it one category at a time. This way, you’ll have everything you need when it comes time to kick off your loan application and your journey home.

Remember, what’s actually required may vary, so connect with me and I can provide you with a personalized list. For now, start with one category at a time and keep on going.

Today’s NAR report revealed that home prices rose in 78% of the nation’s metro markets in the third quarter, with the average home price sitting around $432,900. The Northeast (4%) and Midwest (3.6%) regions led the nation in price appreciation. There are still opportunities out there for savvy buyers though, with home prices declining in 21% of markets in Q3.

Let’s discuss how you can make the most of today’s housing market.

The Fed held interest rates steady citing a growing economy and sticky inflation and mortgage rates are expected to stay about where they are as well. A more stable environment makes planning your next home financing move easier. You can focus on your timing and budget instead of trying to anticipate what the future may hold.

Need someone to bounce ideas off? Let’s talk about what's next for your homeownership plan.

A lot of lenders talk about their culture, but at Guaranteed Rate Affinity, we truly walk the walk.

Our focus on sharing our winning practices is a key part of our culture. We lift each other up and celebrate our successes.

Markets are pulling in two directions: inflation is still a concern, but tighter financial conditions could give the Fed reason to stay patient. That makes the next mortgage-rate move hard to call. One of our Loan Officers can help you compare today’s options without building your purchase plan around a prediction.

Congratulations Tony Gemmell and welcome to the President's Club at Guaranteed Rate Affinity!

A buydown could be a win-win scenario for all parties. Instead of dropping the price, reduce the rate. Hear it from Christine Wenger on how a rate buydown could be the solution to a listing that's been sitting.

The market may be scary right now, but our local Boo Crew is ready to stand by you — whether you're buying or listing we're not gonna ghost you.

A rate buydown could lower the interest rate and monthly payment, creating a more affordability without automatically cutting the list prices. Enda Moore explains exactly how a temporary buydown strategy could work for you. Don't drop the price, reduce the rate.

A week after the Fed raised its benchmark rate, Treasury yields dipped while mortgage rates were mostly flat. With rates remaining high amid persistent inflation, buyers should focus on their budget, timing and financing options. Your Guaranteed Rate Affinity Loan Officer can run the numbers and help you navigate today’s market.

Signed contracts slowed across the country in September, with pending home sales down 7.3% from the month before. As rising rates keep some buyers waiting, prepared buyers may find more options and less competition. Want to know how to make the most of this market?

If a monthly payment is what's holding buyers back, don't drop the price, reduce the rate. Hear from Monica on how a RateReduce buydown lowers payments early so buyers can move in now instead of waiting it out.

The latest housing data showed mixed results. Sales increased in the South and West regions, held steady in the Midwest and declined in the Northeast compared to August. All four regions showed a year-over-year decline in sales, but many buyers are still entering contracts and available inventory is up to 1.60 million homes.

Let’s talk if you’re looking to head to the offer table with some serious leverage.
