My friend tim posted and i am sharing It!! The trigger lead legislation takes effect today and I could not be happier.
The new law is called the Homebuyers Privacy Protection Act, which amended the Fair Credit Reporting Act to restrict mortgage trigger leads. It was signed in September 2025 and became effective 180 days later March 5, 2026.
What actually changes starting today?
Credit bureaus can no longer sell a borrower’s mortgage inquiry data to random lenders unless one of these applies:
1. The lender already has a relationship with the borrower (existing mortgage servicer/originator).
2. The borrower explicitly consented to sharing their data.
3. The lender is a bank or credit union where the borrower already has an account.
4. The outreach is tied to a true “firm offer of credit.”
