A lot of buyers assume closing costs are just a fixed bill they have to absorb. In reality, several pieces are negotiable. Sellers can contribute toward your closing costs as a concession, builders often have incentives tied to using their preferred lender, and even some of your own lender fees and title fees can vary depending on who you shop with.
The biggest mistake I see is buyers writing an offer before talking to a lender about what's negotiable. Once that offer is in, you've lost most of your leverage.
