A bigger down payment can lower your monthly payment, but keeping cash available for moving, repairs, and life’s surprises matters, too.
Before you decide, ask yourself:

• How much will I have left after closing?
• What monthly payment feels comfortable?
• Would putting more down change my mortgage insurance?

Still saving for that “magic” 20% down? You may have more options than you think. 🏡✨

PMI can be part of a homebuying strategy that lets you keep more cash on hand. And depending on the loan structure itself, that monthly amount may be very minimal anyways.

The REAL question is whether the full monthly payment fits your budget and your goals!

And keep in mind, once you reach 20% equity in your home, you may have options to remove that PMI! Whether that’s through refinancing or, with certain loan programs, simply requesting that it be removed. That’s right, you may not even have to refinance! It all depends on your loan type, payment history, and whether you meet the requirements for PMI removal.

From Hilltopper to Valley Girl! 🏡💗🎓

My bestie Erica & her hubs, Kory have officially LEVELED UP in life! We’ve come a long way from our college dorm days, and now they are proud owners of literally the COOLEST house ever in the valley! 😍

I couldn’t be happier for Erica, Woody, Preston, and Sloanie! And the fact that I got to be part of making this happen makes it even sweeter. 🥹

This one has been a YEAR in the making, y’all! A whole lot of searching, strategizing, rolling up our sleeves, and figuring out the perfect deal structure to make it all work. And what makes it even better? Erica had her other bestie as her Realtor and me as her lender. Talk about a DREAM TEAM! 💪🏼

We went into a multiple-offer situation, pulled out an escalation clause, WON the house, and then the appraisal came back with a nice chunk of INSTANT EQUITY! Way to go Nikki Lockhart, their amazing realtor! You killed it! 👏🏼💰

I mean, COME ON! A win-win all the way around!

Some houses are just meant to be, and this was absolutely one of them. ❤️

Turns out “talks too much in class” was a career assessment. 😂☎️

Now I talk to clients, Realtors, processing, underwriting, title, insurance, etc… sometimes before my coffee gets cold. 😩. My teachers wanted me to stop talking. My clients & partners want to hear from me, so….💁🏼‍♀️

All that chatting keeps you informed, your loan moving, and everyone working toward the same thing: getting those keys in your hands. 🏡🔑🙌🏼
