Think you can’t buy a home in Utah on a $54,000 teacher’s salary? Here’s how we made it happen for my client.

She bought a $275,000 home using the Utah Housing FirstHome program. Her 3.5% down payment was $9,625.

Instead of pulling from her savings, Utah Housing provided a second loan for up to 6% of the purchase price—covering her entire down payment plus over $6,000 of her closing costs. With a small seller credit, she walked into closing with $0 out of pocket.

POV: I am living the life I dreamed about. Each day is filled with lots of activities, laughter, chaos, cleaning, working, love, and surprises.

Pre approving clients between school drop offs, answering client phone calls outside basketball games, definitely keeps me busy and I wouldn’t trade it for anything!

Rates are back above 7% but one week’s number doesn’t tell the whole story.
We’ve watched mortgage rates move from the high 7s, down near 6%, and back above 7% again in a relatively short period of time.
That matters.
But what matters even more is understanding what the rate actually means for your payment and your homebuying strategy.
Because the rate is only one number.
Purchase price.
Down payment.
Seller credits.
Loan program.
Closing costs.
Monthly payment.

All of those pieces work together.
Trying to perfectly time the market is incredibly difficult. Instead ask:

“What combination of numbers works for me right now?”
That’s the conversation worth having.

And if the answer is “not yet,” that’s valuable information too.
My job isn’t to convince someone to buy a house. It’s to help them understand their options so they can make an informed decision.

Education is power.
Strategy over panic.
Clarity over guessing.

How much income do you need to buy a home right now?

I put together some estimated numbers to give you a quick idea of what home price may fit your income at today’s rates
For these examples, I used:
• 30-year fixed mortgage at 6.50%
• 5% down payment
• 45% housing ratio
• Estimated Utah property taxes
• Estimated homeowners insurance of $150/month
• Estimated mortgage insurance of 0.55% annually
• No HOA
• No other monthly debts

Based on those assumptions:
$300,000 home → ~$59,000 income
$400,000 home → ~$77,000 income
Etc.

Weekend adventure to see the salmon at Jordanelle Reservoir spawn in the Provo River. 🐟🐟

The whole family got into it and we will definitely be back. Once we found the signs, it wasn’t hard finding a good spot to see them.

** Protip- if you go right at sunset- they start jumping like crazy! Best time to go I think**

I came across this site called Shade Map and thought it was such a great visual! You can see how the sun and shadows move around a property at different times of the day, definitely a handy tool to have when house shopping!

Last winter here in Utah, I remember thinking I’m so glad we didn’t live in the house across the street since the snow took forever to melt there.
