A Finance Puzzle-ment:
We recently had a loan origination that was both a "Purchase Loan" and a "Refinance Loan" . . . at the same time.
Q: How is this possible, you ask?
A: Two of the 4 owners already had a one half ownership interest in the property. These 2 real estate investors wanted to buy out the remaining 2 other owners, so we funded a DSCR loan for one set of partners to buyout the other set of partners, thus making this both a:
1) Purchase loan and a
2) Refinance loan!
No down payment was required, as the borrowers already had an ownership interest, and any closing costs were rolled into the loan.

WHY ARE YOU NOT INVESTING IN REAL ESTATE?
Home prices have risen on average by 6.4% year-over-year, with no signs of a downturn. This rising price trend is driven by robust demand from the Millennial generation and a significant drop in housing inventory. People need housing, and as our population grows, we will continue to need housing. Not everyone is a builder or a rehabber, and not everyone sees the market future based on the market past. But if you are a person who thinks about your financial future, investing in even just 1 house will help your retirement or lessen your financial burden in the future.
For example, If you were to use this 6.4% appreciation rate and apply it to a $350,000 rental property, this means your equity appreciation in 1 year is $22,400 ...
and some people don't even make that much money in a year working at a job. So now multiply this annual appreciation over the number of years you keep this property ... and we think you'll get the picture even if you didn't pass algebra.
