We just closed two great purchase loans: a hard money loan for an investor's next house flip, and a reverse mortgage purchase helping a client secure their retirement home. As for the market, yesterday's rate improvements were completely erased this morning by the release of the Core PCE Price Indexโ€”the Fed's favorite retail inflation report.

The data showed inflation ticking up higher than the Fed's comfort zone at 3.3% (headline at 3.8%). Because inflation remains sticky, bond investors priced defensively. This pushed FHA, VA, and USDA government pools straight back up today, while Conventional loan pools managed to dig in and hold completely flat.
