Investor Tip: The Right Loan Isn't Always the First Loan.

Every investment property is unique, and sometimes the financing strategy needs to change as new information becomes available.

In this transaction, we initially explored an investment loan based on the property's projected rental income. However, after the appraisal was completed, the property's market rent supported a less favorable loan structure than anticipated.

Instead of forcing the deal into a loan that no longer made financial sense, we reevaluated the borrower's overall financial profile and identified a better financing solution. By restructuring the loan with qualified borrowers and using an income-based qualification, we were able to secure financing and keep the transaction on schedule.

The takeaway? Successful investing isn't just about finding the right property—it's also about having a lending team that understands multiple loan options and knows when to pivot.

When an investor trusts your team wholeheartedly, amazing things can happen.

This all started when our investor spotted a home listed just down the street from her current residence and wanted to take a look. I quickly scheduled the showing, submitted the offer, and the very next day our Sweet investor boarded a 7-day cruise (7 DAYS!!!)
